Truckee Golf Course Real Estate Update – October

Truckee Golf Course Real Estate Update – October 2013 from Dirk Skillicorn

Nearing the end of 2013, inventory remains low driving prices to new highs since 2007. October 2013 produced seven transactions totaling $16,166,000, from a $1.3 million value buy in Old Greenwood to a $6.9 million Jim Morrison designed estate in Martis Camp (but we’re not talking about Jim Morrison of the 60’s). Last year October saw five home sales totaling $10,702,000, making this year’s October sales up 66% in total revenue. For the second time in two months, Gray’s Crossing has tipped the $400 price per square foot. Lahontan, the oldest and most consistent golf community, continues to stay above $400 per square foot, as the elite value buy in my opinion.

Martis Camp, what can I say, continues to show the U.S. real estate market, and I quote, “If you built it, they will come” and come the buyers did. Home consistently sell above $950 price per square foot, and a few above $1,000.  My prediction is that the Martis Camp will continue to be in demand for the golf and ski enthusiast with money to spend.
